There are many changes you can make to improve your property, but does a pergola add value to a home or not?

One of the best ways to increase the value of your property without breaking the bank, is to utilise any un-used outdoor space.

A perfect way to do this is to build a pergola because it allows you to add a sense of character while at the same time, providing a very functional purpose. They can be used for a number of purposes such as providing a point of focus to your garden by highlighting a particular area, or a space for entertaining your guests.

Before embarking on such a project though, you should ask yourself the following questions.

Do I really enjoy sitting on my patio any time of the day?

If the answer is yes, then a pergola will be a good option for you. From my first-hand experience, I am always amazed how a pergola can take a traditional patio or backyard and place it in the elite class for comfort and aesthetic appeal. Pergolas create a finishing touch and allow a shaded, open air feel that is comfortable and satisfying.

Will it add value to my home?

Yes, a pergola will add market value to any house. Selling your property within the first year will probably not bring a full return on investment; however it will definitely give you a competitive niche in the market. Since outdoor living has become increasingly popular, the value on properties with a pergola or comfortable outdoor space has been on the rise. A safe gauge for a deck or backyard improvement is about 50% – 80% for your ROI.

Hopefully by answering those questions, it has helped to throw some light on any doubts you may have had about pergolas. You can see some examples of our Melbourne pergolas here.

There are many reasons why an outdoor structure adds value to your property but the simple fact is that outdoor living has become more and more popular, which means people are increasingly seeing the value in outdoor spaces. Where once there was an under-utilised space, a prospective buyer now sees a beautiful functional area.

Why outdoor structures add value

We can no longer count on the value of our property to steadily rise. It may rise, but prices might also remain flat or even decline. If you have equity in your home, you may be tempted to use it on that home extension you’ve always wanted. On the other hand, a full extension can be a risky investment, taking too much of a chunk of your equity and leaving you vulnerable to the vagaries of the property market.

An outdoor structure is a solid investment for several reasons.

No opera house. No Bondi Beach. No sunning celebs. This is Melbourne, home of Australia’s most thriving design scene.

A city for which a signature building is inappropriate? You’re about to run afoul of the tourism board.

Vault is perhaps Melbourne’s most reviled piece of public art. Rechristened the “Yellow Peril” when it debuted downtown in 1980, Ron Robertson-Swann’s work has moved twice since then. Now it resides outside the Australian Centre for Contemporary Art.

Carports Of The Future?

The following post Carports Of The Future? is available on Custom Outdoor Living Website

Carports come in all different shapes, sizes and designs. Our approach to designing carports is to carefully consider the look and feel of the existing property and take these factors into consideration to design and implement a structure that fully complements your property.

This means that over the last 20 years, we have designed and built a wide range of differing styles, from single width to double width carports.

But what are the carports of the future going to look like? With the likes of Airbus promising to deliver a flying car prototype by the end of 2017, you can only wonder as to what the future designs of garages and carports will look like.

Airbus promises flying car prototype to be ready by end of 2017

Flying cars may not be that far away, with the Airbus Group planning to test a prototype as a way of avoiding gridlock on city roads by the end of the year.

The aerospace group’s chief executive announced plans for the self-piloted flying car during a digital tech conference in Munich.

Airbus last year formed a division called Urban Air Mobility that is exploring concepts such as a vehicle to transport individuals or a helicopter-style vehicle that can carry multiple riders.

BMW Group DesignworksUSA has designed a solar carport to house the new i3 and forthcoming i8 electric vehicles. BMW is revealing the one-car solar garage concept as part of the official media launch of the i8 in Los Angeles.

An Attractive Opportunity On The Outskirts Of Melbourne

The following entry An Attractive Opportunity On The Outskirts Of Melbourne is available on https://www.customoutdoorliving.com.au/

Many families look to upgrade the size of their property when looking for more space to accommodate an expanding family base. Some families are choosing to move further away from built up and pricey areas, towards the suburbs and even further afield to places such as Gembrook. A once stagnated population, people are noticing just how close Gembrook is to Melbourne.

The Gem On Melbourne’s Outskirts That’s Getting New Life

For a township of 2000 people, Gembrook in Melbourne’s outer south-east packs a punch, largely thanks to Puffing Billy which terminates on its main street.

“The makeover of Main Street is attracting buyers into Gembrook,” says Aaron Day, of Bell Real Estate. “That, and the views of Warburton and the Dandenongs that you just can’t get anywhere else.”
“It’s one of the few suburbs in the area where you can buy land of 100 acres,” says Day.

“A lot of locals work within 30-40 mins of Gembrook, whether it’s in the Pakenham/Berwick direction or the Emerald/Burwood Highway direction. Gembrook is well connected.” Gordon says.

It’s no surprise people are looking elsewhere to settle down as property prices in Melbourne continue to surge in 2017 unlike Perth which is currently experiencing a real slump in the property market.

Perth’s Housing Slump’s A Lesson For Sydney and Melbourne’

Unlike the Sydney and Melbourne property surge, house prices in Perth have plummeted, while unemployment and the cost of living have increased, catching out owners and investors.

‘Perth is on its knees’

Homes at the top end and on the urban fringe are the worst affected by falling prices.

Perth property valuer Gavin Hegney said the situation was the “reverse” of what was happening on the east coast, and lessons should be learned.

“Western Australia was infallible in 2006 and 2007, we were really booming,” he said.

“We had a second kick along in 2012, and at that stage the Sydney and Melbourne markets were pretty well on their knees.

“Today Perth is on its knees.

Be Inspired – Give Your Car The Protection It Needs

The following blog post Be Inspired – Give Your Car The Protection It Needs is due to Custom Outdoor Living

Carports come in all different shapes and sizes and here at Custom Outdoor Living, we’ve been able to provide our customers with a wide range of different styles. Common to all of these approaches though is to ensure the design complements the style of the property. You can have a look at some of our carport designs here.

A single width structure is very popular, particularly with those who have limited space on their property. It’s a perfect fit for limited space, while at the same time providing the shelter your vehicle needs to protect it from the elements. We’ve seen all manner of styles ranging from a small budget installation to a more modern and sleek look and feel.

Below is a very interesting concept utilising the space available combing the need to shelter a single vehicle and a play area for the children.

Designer Visit: A Carport Makes a Difference

In the case of this remodel, a family of four with two young children asked King to create an entire outdoor living space out of a parking space sandwiched between two neighbouring houses. King’s ingenious solution was to build a carport structure which does three things: encloses the outdoor space for the children to play safely, preserves the parking space, and provides a rooftop for an outdoor terrace.

We realise it can be quite a difficult step to know where to start. You might be at the stage where you’ve made the decision to build some form of protective structure for your car, but not sure whether a garage or carport is the best option.

Because we specialise in timber framed carports, we’d be a little biased in saying it’s a great choice to make, but we realise there may be certain factors preventing you from moving forward with that decision. Maybe you’re not too sure about the aesthetic quality of this particular structure. The fact is, they can be made to look very pleasing on the eye. If you’re stuck for ideas, you might be inspired by some of the following concepts.

Modern Carports

Though it’s sometimes looked down upon as a dowdy counterpart to its enclosed cousin, the garage, the carport is a functional and—as these examples from Dwell’s archives suggest—often elegant touch that complements a modern house.
